Managed Services

We run it.
You run the business.

Day to day management of your outsourced services under a single agreement, with one point of contact and one agreed annual fee.

The difference

A review tells you what is wrong. This means you do not have to fix it yourself.

We take on the operational and commercial management of your outsourced services. We hold the suppliers to account, manage the performance data, handle the escalations and sit in the meetings, so that your team does not have to.

We still do not hold the supply contracts. You do. We manage them on your behalf, which keeps our judgement independent and keeps you in control.

Managed lines

Four services under one agreement

Take all four, or start with whichever one is causing you the most trouble.

Guarding, mobile, keyholding and response, all specified, mobilised, monitored and reviewed. That includes incident oversight, KPI management and supplier performance reporting.

Hard and soft services under one performance framework, covering planned and reactive maintenance oversight, contractor governance, helpdesk escalation, waste, grounds and front of house.

Cleaning sits here rather than in a silo of its own. Cleaning shares a building, a schedule and often a workforce with the rest of soft FM, so we manage it inside the same framework with one specification, one audit regime and one accountable manager. That removes the finger pointing between cleaning and maintenance when something has not been done. Cleaning still carries its own service standard and its own audit score, it just does not carry a separate contract for you to chase.

System availability, maintenance schedules, fault escalation and lifecycle planning for CCTV, access control and monitoring.

Consolidated performance reporting, contract and renewal calendar management, benchmarking and commercial review across every supplier in scope.

The model

One annual fee, total coverage.

01

Predictable

One agreed annual fee, set in advance. No hourly billing, no variation orders and no invoice you were not expecting.

02

Comprehensive

Every service in scope is managed to the same standard and reported in one place.

03

Independent

You keep the supply contracts and we manage them. Our incentive is your outcome rather than a margin on a supplier.

04

Accountable

One name, one number and one person who answers for the whole thing.

Every month

One report, all services, one owner

Getting started

Mobilised in 30 to 90 days, depending on complexity.

Most managed service partnerships begin with a fixed fee review, so that both sides start from a clear picture. From there we agree the scope, mobilise, and take over the coordination.

Managed service questions

How the partnership works

Who holds the supply contracts under a TAC managed service?

You do. The contracts stay in your name. We manage their performance and their commercials on your behalf, which keeps our judgement independent and keeps you in control of the relationship.

Why does cleaning sit under facilities management rather than on its own?

Because it performs better that way. Cleaning shares a building, a schedule and often a workforce with the rest of soft FM. Managing it under one specification, one audit regime and one accountable manager removes the finger pointing between cleaning and maintenance. Cleaning keeps its own service standard and audit score inside the FM framework, it just does not keep a silo of its own.

How is the annual fee calculated?

The fee is set in advance against an agreed scope, based on the number of sites, the services in scope and the reporting cadence. It is a single annual figure with no hourly billing and no variation orders. Fees are quoted plus VAT.

How long does mobilisation take?

Usually 30 to 90 days depending on complexity, which comes down to the number of sites, the number of services in scope and the state of the existing contract documentation.

Can we start with one service rather than all four?

Yes. Many partnerships begin with whichever service is causing the most disruption, often security or facilities, and extend once the reporting and escalation rhythm is established.

What happens to our internal facilities or operations team?

They stop chasing suppliers and get on with the work only they can do. We absorb the coordination and the performance management, not the internal relationships or the site knowledge.

One partner. Total control.

Tell us which services are in scope and we will come back with a shape and a fee.
